What are home measurement services?

Measurement services are just what they sound like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement or floorplan service, a certified appraiser takes measurements of your home or property with a measuring tool — either a tape or laser measuring device. As they walk the home, they notate the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may sketch out the property. Then, the appraiser develops a report and a more detailed floorplan showing the total square footage of the home and the overall layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are floorplan services needed?

Property taxes

Property tax records often reflect the wrong square footage because the values can come from many sources, and sometimes go unproven — meaning you may be taxed for more space than you actually have! Unless an appraiser has completed a recent evaluation or home measurement service on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to challenge your taxes. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling your home

A home measurement service will secure fair market value for your house. Square footage is one of the biggest elements potential buyers examine when purchasing a house — but since square footage values are frequently approximated rather than properly measured, your home listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the selling price of your property as well as the number of potential buyers. The only reliable method of using a definitive GLA when listing your home or property is to refer to a recent appraisal or home measurement service executed by a certified appraiser (after any remodeling that might have affected square footage).

Material for real estate agents

To make sure that your client's property sells at a price that properly reflects market value, we suggest seeking a measurement of the property. Your clients, and especially potential buyers, will be grateful for your attentiveness, and you can be assured that the GLA on your client's listing is truly representative of their home. A floorplan can also be a wonderful marketing tool to attract potential buyers since they can see the layout and details of the house before and after touring.
